You may have heard of Clark Howard. He’s the host of the nationally syndicated Clark Howard Show on radio stations nationwide and he has a television show on Headline News. The consumer guru’s motto is save more and spend less.

Clark and I have actually built a house together…. kind of. He’s really involved in Habitat for Humanity. Howard gets his hands dirty. As you can see in one of the photos below, I’m there for support.

BeFunky_Clark2.jpg“If you go back mid-last decade, the FSBO movement was booming in the country,” said Howard. “Today FSBOs are very rare.”

The reason? The economy has led to more foreclosures. People are having a hard time trying to figure out a good selling price for a crazy housing market.

“I’m not going to tell you not to do a FSBO. But, I want to tell you it’s a much tougher path.”

If you have your mind is set on saving a little cash, Clark recommends a modified FSBO.

“There are a number of companies now that specialize in a number of services, almost like a menu,” said Howard. “And in return, you pay them, either a really small commission for assisting you with selling your home, or it’s a fee based thing that you pay them for services.”

“Even if you can shave cost by selling yourself, odds are if you don’t commission protect an agent that would bring a potential buyer to you, they’re going to steer away.”

Realtors won’t let their clients know your home is for sale and it won’t get as much foot traffic.

“If it’s an off the beaten path rural place, I think you need to just cough up the commission and look at hiring a traditional agent.”
